THE HOME BUYING PROCESS


BUYERS ADVANTAGE:


Did you know that the seller pays the buyers agent commission?

This means your representation costs you nothing.



1- Select a Real Estate Agent.

Discuss the type of home you are looking for: Style, location, price.


2- Get preapproved.

You will need W-2’s, pay stubs, and bank statements.

Knowing what you can afford is most important for your search success.


3- Search for a home.

This is the fun part. It’s an education. After a few houses, you will be able to determine what you want and what you don’t want.

Betsy Millane has the tools to help you search efficiently.


4- Write an Offer to Purchase.

Your agent will share with recent sales of homes comparable to what you are bidding on.

The offer includes the offering price, how much you would like to put down, a timeline for inspection negotiations, writing the Purchase and Sale, and closing. In addition, the offer will include mortgage and inspection contingencies.


5- The inspection:

It may take a bit of negotiation to get it just right, but when it’s done, you are on your way!


6- The Purchase and Sale:

Attorneys for both sides will prepare this. It’s a legal document. At this time the down payment is due.


7- Preparing for Closing:

An appraisal will be ordered by the mortgage company.

The title will be researched.


8- Closing:

This is the transfer of funds and title to the house.
